SBA loan terms depend strictly on the use of funds. Working capital loans are typically capped at 7 years. Business acquisitions and equipment purchases are capped at 10 years. Commercial real estate purchases can be amortized over 25 years.
The fee operates on a tiered structure based on the guaranteed portion of your loan. Generally, loans up to $150,000 carry a 2% fee, loans between $150,001 and $700,000 carry a 3% fee, and loans up to $1,000,000 carry a 3.5% fee. The vast majority of SBA 7(a) loans are variable rate, tied to the Wall Street Journal (WSJ) Prime Rate plus a maximum spread (usually 2.75% to 3.00%). SBA 504 loans for real estate, however, typically offer fixed rates.
